			<description>The transaction includes an existing portfolio of leased warehouses of approximately 230,000 square meters, as well as a land bank of nearly 1.5 million square meters for future development. The majority shareholder prior to the acquisition was Merrill Lynch through its Global Principal Investments group (GPI).

			<title>Pinnacle secure largest pre-let of 2009 in Bratislava with Mobelix letting</title>

			<description>&lt;p&gt;Pinnacle have recently started construction on a new 28,000 sq m  warehouse and office space which Möbelix will be renting.  This new storage area will serve Möbelix’s Central European customers primarily in Austria, the Czech Republic, Slovakia and Hungary.  In spite of the economic crisis on the market, this is the largest built-to-suit transaction of 2009 up till now.  Construction is scheduled to be completed for September 2009. Opening of the cross border centralized warehouse at PointPark Bratislava entails  the creation of nearly 40 new jobs in the Lozorno area. The total investment will be approximately 15 million EUR. &lt;/p&gt;
&lt;p&gt;Peter Bečár, Country Manager of Pinnacle in Slovakia, stated: &quot;This project represents a significant continuation in the construction of the PointPark Bratislava, the total planned investment of which is worth 100 million EUR. This transaction indicates that even in the present economic conditions it is still possible to realize projects of high importance and serve our customers´ needs.  This project not only strengthens Pinnacle ´s position in the market, but also shows that the location of the park and the high standard of services can bring us more clients just like Möbelix.“&lt;/p&gt;
&lt;p&gt;Bernhard Mildner, of Mobelix, also commented on their arrival at PointPark Bratislava.  “Lozorno was the best choice for our centralized warehouse because of its great location.  You could even call Lozorno the epicentre of our target market for the near future.” &lt;/p&gt;
&lt;p&gt;Pinnacle started building its first distribution centre on D2 Motorway in Slovakia in 2006.  PointPark Bratislava is currently consisting of 2 buildings totalling 54,000 sq m, the tenants of which are Whirlpool, Brightpoint and the automotive supplier HBPO.&lt;/p&gt;

			<title>New Navigation and Camera Systems at the SouthPoint Logistics Park</title>

			<description>&lt;p&gt;The navigation system installed at the SouthPoint park exit 15 D1 highway has already been successfully operating at Pinnacle’s second logistics park in Prague, NorthPoint, at exit 1 D8 highway. Visitors and tenants of the park can use the navigation system to help comfortably orient themselves around the 173,000 sqm park. The navigation sign is located at the entrance to the park, and is visible from the D1 highway exit. Every tenant of the park as well as a schematic plan of the whole area are outlined on the main navigation sign. The pair of identical orientation systems at both SouthPoint and NorthPoint contribute to the unification of the corporate identities of the parks, which is one of Pinnacle’s goals.&lt;/p&gt;&lt;p&gt; The comfort and safety of the tenants of Pinnacle parks is provided by 24 hour surveillance, which was improved by the installation of a new camera system at SouthPoint. This system uses similar software to the Czech police. When a vehicle enters the park, the licence plate is automatically registered, then the gates are opened and the plate number is saved into the system registry. &lt;/p&gt;</description>

			<description>&lt;p&gt;Each country used to have its own distribution centre operated by different freight partners for distribution; Sladkovicovo for Slovakia, Brno for the Czech Republic, Budapest for Hungary and the outskirts of Vienna for Austria. The idea to create a centralized hub at a geographically strategic location and to meet the requirements of Whirlpool´s customers also has a number of other advantages, for example the reduction of both the freight area and the stock volume. Optimization of deliveries to partners as well as the distribution from the production plants are also advantages, creating a more effectively planned production. &lt;/p&gt;&lt;p&gt;Whirlpool selected Pinnacle on the basis of a public tender. Pinnacle proposed that the distribution hub for Central Europe be in the Lozorno distribution park on the D2 highway, which connects Prague and Bratislava and is the ideal for distribution to Central and Eastern Europe. The construction of the DC B hall totalling 29,140 sqm started immediately. The construction was completed within 182 days providing Whirlpool with 24,000 sqm of warehouse and additional 500 sqm of office space. &lt;/p&gt;&lt;p&gt;“The customer had specific requirements relating to warehouse space,” said Peter Bečár, Managing Director of Pinnacle Slovakia. The required 10% of daylight was resolved by placing skylights in the ceiling. More than 1,173 prefabricated concrete units were used for the construction, with 228 units being columns. To pave the inner part of the hall, approximately 5,185 m³ of concrete with reinforcements weighing 103.7 tons was used. An additional 3,350 m³ of concrete was used for the internal roads. The levellers, which met the specific Whirlpool requirements, were also a unique solution for the customer. The freight provider, Gebrüder Weiss, selected by Whirlpool in the design preparation phase, also had specific requirements. One of them was the possibility to monitor operations. This was resolved by the construction of a two-floored office situated in the middle of the hall. The transfer of goods from the previous storage facility to the new one in Lozorno was the first important phase performed by the company, which was complicated by the goods being transferred directly from the production plants for further distribution. &lt;/p&gt;&lt;p&gt;“Relocation of goods from the previous storage facilities in the countries to the centralized hub in Lozorno presented an interesting challenge for the company,” says Jürgen Bauer, Area Manager East. The centralized hub will be managed by 20 operational and 5 administrative workers who will handle 50 delivery trucks daily for Slovakia, the Czech Republic, Austria and Hungary by using the high-tech handling devices and barcode technology. &lt;/p&gt;&lt;p&gt;“Whirlpool believes that approximately 1.5 million products will be received, distributed and processed by the centralized hub annually,” says Director General Ján Spůra. The appliances will be imported from nine European production plants, as well as from China and external suppliers. “Planning of production and deliveries to the customers will be facilitated by the hub,” adds Ján Spůra. As far as orders are concerned, companies directly contact Whirlpool’s head office in Italy, not the individual production plants. The customers’ orders are then inserted into the system and are transferred to the storage hall which issues the goods. Finally, the order is given to the freight partner which completes the transfer within 24 hours. &lt;/p&gt;</description>

This is a rapidly growing logistics location close to the no.11 dual carriageway, which connects to the A2 highway providing access east to Warsaw and west to Berlin. The project will provide 8 units all built to ‘Class A’ institutional standards totaling 176,000 sqm. At this stage, two buildings are under construction: DCA, extending to 21,600 sqm, and DCB, extending to 18,000 sqm. Requirements can be accommodated from 5,000 sqm. One of the advantages of PointPark Poznań is the ability to cross-flow, which improves the efficiency and management of the processes within the warehouse, and allows the space to be adapted to the tenants’ needs and preferences. Such a solution is appreciated by the customers and also creates value added services. &lt;/p&gt;&lt;p&gt;The second project, PointPark Mszczonow is located 45 km west of Warsaw. The Park is one of the largest in CEE providing both rail and non rail facilities built to institutional ‘Class A’ standards. Existing users in the area include : Fiege, TCL, Maersk, JMD and FM logistics. 			<description>After successful completion of DC C, PINNACLE launched construction of another distribution centre of approximately 30,000 sqm of gross lettable area. 
Upon completion the new premises can be used as a single level storage and production space with mezzanine level office and sanitary rooms. New DC will provide its tenants with 50 passenger parking spaces, plus additional 50 slots for trucks. The dimensions of DCB are 100 m of external width and 290 m of external length with the clear height of 10 m. 
The structural system of the hall includes prefabricated concrete frame on reinforced concrete floor slab, which guarantees distributed loading capacity of 5t per square meter. The design and implementation strictly follows all applicable European standards, norms and regulations. Perimeter walls and roof cladding are insulated with mineral wool rated for minimum 60 minutes of fire resistance. Roof skylights shall be performed on approximately 10% of the roof area above the storage space to provide requested natural light in the goods handling areas, and the combined light installations shall be performed the in racking areas; both of which exceeds statutory requirements.
The interior climate control is guaranteed by natural ventilation for office space with air handling units in sanitary rooms. Fire prevention system shall include heat and smoke detectors connected to the central control panel, ceiling mounted ESFR fire sprinkler system in storage space, and water hydrants and manual fire extinguishers in office space,. The ESFR sprinklers follow the US insurance standards introduced by FM Global. 
The construction progress and site security are being monitored by web connected CCTV camera. The erection of nearly 100 columns out of the total 300 pieces can be observed at this moment.
DCB construction will be completed and operations will commence in November 2008.  Negotiations with potential tenants of DC B are under way.
The construction contract was granted to Zipp Bratislava (Strabag). Construction design has been provided by Astra Zlin.
To date PINNACLE has constructed and leased more than 250,000 sqm of warehouse and office space in PointParks in the Czech and Slovak republics.
