The goal of Pinnacle is to be the leading developer, owner and manager of modern logistics warehousing across the Central European region.
Pinnacle’s geographic focus follows the needs of its existing tenant base coupled with an investment strategy to enter new markets that have a combination of population, excellent economic growth prospects, excellent locations and rapidly improving modern infrastructure. Pinnacle’s home markets are the richer and more developed countries of the Visegrad Four, being the Czech Republic, Slovakia, Poland and Hungary, where today it has the bulk of its asset base and management team presence, amounting in over 230 Ha of lands with a buildable potential of approximately 1 m sqm, and an existing management presence of over 40 staff.
In addition, with the widening of the EU to include Bulgaria and Romania on 1st January 2007, Pinnacle has secured a joint venture in Bulgaria with prominent local businessmen to acquire and develop two major sites in Sofia totalling over a further 70 Ha, adding an extra 350,000 sqm of buildable floor area.
By 2010 Pinnacle plans to have a land bank, under advanced development, with a buildable potential of over 3 m sqm, representing a twofold growth over its assets as of summer 2007. Most of these additional assets are under active pursuit.
Then, by 2012, Pinnacle intends to further grow this asset base to over 5 m sqm of buildable and to be present in all countries of the Central and Eastern European region.
This presence, and planned scale, will give Pinnacle an unrivalled cross border presence for its target end users, whose businesses are in turn focussed on the booming consumer and manufacturing markets of this region, home to nearly 200 m people.
With a standardised high quality asset base across the region, coupled with seamless tenant relationship, and estate operating and management systems, all coordinated by Pinnacle’s central corporate office in Prague, but directly implemented by its local management teams, Pinnacle has in place a business model that will enable tenants to grow across this high growth region in the pursuit of their end goals, within a flexible and highly responsive business relationship.
